Big steps turn into bigger steps...

I thought getting everything cleared out of the condo and having it painted were big, but last night we took our biggest step since getting married!
We signed with a realtor last night! He said the way the market is right now and the prices that condos in our area are selling for, we could possibly sell our place for $160K! After paying off the mortgage and associated costs, we could possibly walk away with just over $80K... That ain't nothing to sneeze at! I guess with interest rates down so low, and the bear market on Wall Street, that real estate is a much more attractive place to put your money - and in Southern California the prices are inflated. I guess people like the sunshine and beaches... Personally, having lived out here all my life has jaded me to the concrete jungle and planned communities. I want to live where trees grow, not because some landscaper thought it would look good in one spot, but because nature put the tree there! The more trees and lush greenery the better! To quote a Tim McGraw song, "I want to live where the green grass grows."
The question now is, when will it sell? It will be open for showing on Monday. In our area we had condos sell after being on the market for only one day! Granted, I can't see that happening for us - we have a one bedroom with one bathroom. It'll make a nice home for a first time buyer who is single, or maybe a couple with no children (and no plans to procreate). But our realtor is very nice, knows his stuff, and makes me thing of Michael Douglas in 'Wall Street' - only he isn't an asshole. Mindy and I both got a positive vibe from him, and he answered our questions without being annoyed. Basically, we're very excited and positive about the whole thing.
Last night we slept at a Comfort Suites because the paint fumes were a bit much for the both of us. I actually got to stay in bed for the entire night - no taking the dog out to go to the bathroom and no cat jumping on my head. It was nice, but I missed having them there... My dog is better than an electric blanket, and her snoring lulls you to sleep better than a clock radio...
